Masked out elements still selectable with the magic wand tool

when want cut item out of image, create mask on image's layer , paint out except item want keep. has changed , can no longer select remaining item in layer after i've applied layer mask , painted out everytyhing else.

 

for instance if wanted apple cut out of tree, paint in black except apple, remains white in mask. after applying mask layer, should able click in empty space around apple wtih magic wand tool , have make perfect selection around apple, yet magic wand tool still picking leaves, branches, etc. though i've painted them out , applied mask, deleting them, , can see grey , white checkerboard grid behind apple. it's driving me crazy!

 

this photoshop cs6 , working fine before. did change without realizing it?

maybe painted mask dark gray instead of black. applying mask leave colour in pixels make them transparent. magic wand still detect colour in pixels.

 

another possibility may have accidentally reduced mask density in properties panel when mask targeted.
